Exciting opportunity to be responsible for effectively managing the company’s Part Exchange function, from Application to Handover, including the Sales and Marketing of all Part Exchange Property’s, and positively contribute to the company’s growth.

The Role
Develop and maintain effective working relationships with Agents, and have an expert knowledge on the second hand property market.
Preparation of comparable evidence to support applications and collate with the valuations received from the agents instructed and present to Sales Director to enable an offer to be prepared.
Visit the company’s developments to build relationships with the New Build Sales Team.
Visit all properties within 7 days of the Plot Sale being agreed, ensure the purchasers are aware of the Part Exchange procedure, including how to complete the protocol document pack to return to their solicitors.
Complete the Part Exchange Manager Inspection form noting all details / variations on the property that the purchaser will need to provide documentation on within 28 days and send to the company’s solicitors.
Weekly contact with the plot purchaser for progress updates on required information in order to complete the Buy in Process and to ensure exchange of contracts deadlines are kept to within the targeted six weeks, with written records to be maintained.
Weekly meetings to be held with the company solicitors to share updates on the Buy in Process and re focus / prioritise outstanding issues to achieve the exchange deadline.
Attend the weekly Part Exchange Meeting to update the Managing Director on sales progression.
Work in close collaboration with the New Build Sales Managers and Part Exchange Coordinators to ensure all aspects of the Buy in, Plot Purchase and Sale Off run cohesively to achieve targeted exchange and completion dates are met.
Conduct viewings for potential sales of owned / committed Part Exchange Properties as and when required.
Perform inspections on all Part Exchange Properties as and when required.
Prepare reports on all properties that are of a concern, highlight any potential issues to the Sales Director and request approval to instruct a Home Buyers Report and present findings to the Sales Director.
Prepare monthly report on PX activity for inclusion in the Board report pack.
Obtain quotes for improvements, repairs or decoration required and present to the Sales Director for approval prior to instructing.
Implement new procedures as instructed by the Sales Director.
Decision Making Authority in Part Exchange to be controlled to ensure sales are equal to or above the target bottom line valuation selling prices as set by the Sales Director.
Match all potential Estate Agents to properties available and instruct within 7 days of the buy in being agreed.
Keep appraised of other New Build Developer Part Exchange Scheme changes and notify the Sales Director of such amends which could impact on the rate of sales.
Organise and carry out activities to generate new business.
Comply with responsibilities as laid down in the groups Health and Safety Policy in order to ensure a safe working environment.
Provide a breakdown of scheduled out of office appointments each week providing dates, times and property address.
To ensure that an excellent level of customer service is delivered to all purchasers.

Experience Required
Highly experienced in either Residential or New Build Sales
In depth knowledge of The Residential Housing Market and New Build Industry
Proven track record in Residential Sales
